Eden (New Bailey) is a 12-story office building in the New Bailey district of Salford, Greater Manchester, located near Salford Central Station and Trinity Way. The project is apart of a wider urban regeneration programme to transform the riverside area into mixed-use commercial buildings.

In addition to being a multi-storey office complex, each floor has flexibility incorporated within its central core design to accommodate what we refer to as “soft zones”. These zones allow tenants the flexibility to remove sections of the floors and, if required, possibly link their areas together with internal access stairs / balcony areas.

The building features a cantilever over the pedestrian pavement, requiring the lower supporting columns to accommodate highway impact loads while also maintaining the integrity of the floors above.

The steelwork was delivered in carefully planned phased deliveries, allowing the frame to be lifted directly from the lorry and erected immediately, as there were no official drop-off or storage areas. The footprint of the site was the entire building.
